Managed Advertising Package Agreement

This Managed Advertising Package Agreement (“Agreement”) is entered into by and between BlueBeacon (“Company”) and the member identified on the executed copy of this Agreement (“Member”), collectively the “Parties.” BlueBeacon provides digital advertising, marketing, software, listing presentation, and platform services for vacation properties and available vacation time.

Recitals

WHEREAS, BlueBeacon operates a software-based digital advertising platform that allows Members to advertise vacation properties and available vacation time online; and

WHEREAS, Member desires to purchase a BlueBeacon Managed Advertising Package to obtain advertising exposure, property presentation services, platform access, and potential inquiries or offers;

NOW, THEREFORE, in consideration of the mutual promises contained in this Agreement, the Parties agree as follows:

1. Managed Advertising Package and service term

1.1 Member agrees to purchase the Managed Advertising Package selected on the executed copy of this Agreement. The charge is for BlueBeacon advertising, marketing, software, and platform services.

1.1.1 The package price is charged for each week of time advertised. The amount owed is the package price multiplied by the number of weeks stated on the Member's order, and is payable once, in advance.

1.2 The Managed Advertising Package provides one (1) active advertising service period of one hundred eighty (180) days, unless a different term is expressly stated in writing.

1.3 The package is a one-time purchase and is not a recurring 30-day or monthly subscription.

1.4 BlueBeacon does not guarantee any particular number of views, clicks, inquiries, offers, stays, occupancy, revenue, profit, property value, or other result.

1.5 If no acceptable offer is received during the initial one hundred eighty (180) day service period, Company will provide one (1) additional one hundred eighty (180) day service period at no additional cost, provided Member submits a renewal request within ten (10) days following expiration of the original service period. This is a one-time extension granted on request. It is not an automatic renewal, and no charge arises from it.

The fee for the package selected is the amount shown on your order and payment confirmation — the price above multiplied by the weeks advertised — and is the amount you authorize at checkout.

2. Services

2.1 BlueBeacon may provide property advertisement creation, listing presentation, digital exposure, managed advertising, member dashboard access, advertising analytics, inquiry and offer-routing tools, communications features, and related digital services according to the selected package.

2.2 Member acknowledges that BlueBeacon provides advertising and technology services and is not acting as a real estate broker, travel agency, property manager, escrow company, or payment intermediary for a stay.

2.3 Member will receive account credentials or other access necessary to use the applicable BlueBeacon platform features.

2.4 Member represents that all information, photographs, availability, pricing, property details, and other materials supplied to BlueBeacon are accurate and that Member has authority to advertise the applicable property or vacation time.

2.5 Member authorizes BlueBeacon to use submitted property information and content as reasonably necessary to create, display, distribute, and promote the advertisement through the BlueBeacon platform and available digital marketing channels.

2.6 BlueBeacon may forward inquiries or offers received through the platform to Member. Member remains responsible for deciding whether to accept or decline an offer and for any direct arrangements made with a Visitor.

2.7 BlueBeacon's services are delivered electronically through its website, member dashboard, software, advertising systems, communications tools, and related technologies.

3. Visitor inquiries, offers, and stays

3.1 A Visitor inquiry or offer is an expression of interest only. It does not reserve a property, hold dates, constitute payment, or automatically create an agreement for a stay.

3.2 Member remains in control of the property and may accept, decline, or respond to an inquiry or offer.

3.3 If Member and a Visitor decide to proceed, they are responsible for arranging the stay directly, including dates, price, payment method, deposits, property rules, cleaning charges, cancellation terms, and other applicable conditions.

3.4 BlueBeacon does not collect or process payment for a stay between Member and Visitor. Payments made to BlueBeacon are for BlueBeacon's advertising, marketing, software, and platform services.

4. Cancellation and refund policy

4.1 Member cancellation and refund rights are governed by the BlueBeacon Refund and Cancellation Policy displayed on the BlueBeacon website and any additional cancellation rights expressly stated in this Agreement.

4.2 The Refund and Cancellation Policy in force as of the effective date of this Agreement provides that a Member may cancel within three (3) calendar days of signing by sending written notice to contact@mybluebeacon.com, and that approved refunds are processed within up to thirty (30) calendar days to the original payment method. That right applies to this Agreement.

4.3 BlueBeacon cannot issue a refund for money paid directly between a Member and Visitor because BlueBeacon does not collect payment for a stay.

5. Member responsibilities

5.1 Member is responsible for maintaining accurate property, availability, price, amenity, and contact information.

5.2 Member is responsible for complying with laws, ownership documents, association requirements, club rules, property rules, permits, contracts, and other restrictions applicable to the property or available time.

5.3 Member is responsible for negotiations, agreements, payment collection for a stay, property access, and fulfillment of any direct arrangement with a Visitor.

6. Advertising analytics and platform records

BlueBeacon may maintain account activity, timestamps, IP addresses, device information, advertisement views, clicks, inquiry activity, offer activity, and approximate IP-derived geographic information for analytics, security, service verification, fraud prevention, customer support, recordkeeping, payment-dispute documentation, and legal compliance. Approximate IP-derived location information is not a precise physical location.

7. General provisions

7.1 Electronic signatures and electronically executed copies of this Agreement may be treated as valid to the extent permitted by applicable law.

7.2 Any amendment to this Agreement must be made in writing by the Parties or through a legally valid electronic amendment process.

7.3 This Agreement is intended to be read together with the BlueBeacon Terms and Conditions, Privacy Policy, and Refund and Cancellation Policy.

7.4 This Agreement shall be governed by applicable law as stated in BlueBeacon's Terms and Conditions. Any mediation, arbitration, venue, or dispute-resolution provision shall match those Terms.

7.5 If any provision is held invalid or unenforceable, the remaining provisions will remain in effect to the fullest extent permitted by law.

Member acknowledgment

The executed copy of this Agreement records the Member's acknowledgment that:

I understand that I am purchasing advertising, marketing, software, and platform services from BlueBeacon. I understand that BlueBeacon does not guarantee an inquiry, offer, stay, revenue, or other result and does not collect payment for a stay between me and a Visitor.

The executed copy also records the date, the Member's name and contact details, the property address, the selected package and the package fee, and is signed by both Parties. Typing the Member's name on the executed copy constitutes a legally binding electronic signature. A property is not advertised until the signed Agreement has been returned to BlueBeacon.
