The whole transaction between us is the advertising. Money that moves between you and a member of the public never passes through BlueBeacon, so there is nothing for us to take a share of.
Nothing comes off the top.
Not fifteen per cent, not three, not any. You pay a figure quoted in writing before you commit, and that figure is the entire cost of being here.
You and the public, directly.
We put the listing in front of people and carry the first message. Everything after that — dates, price, deposit, keys — you settle between yourselves. We never hold the money.
Nothing sits unanswered.
An offer expires twenty-four hours after it arrives. Accept it, decline it, or let it lapse — either way the record stays on your dashboard.
Edit it whenever you like.
Photographs, description, amenities and your indicative rate are yours to change at any hour, from your own dashboard, without asking anyone. Editing does not restart the term.
One signature, one place to look.
Sign once, electronically. Inquiries, offers and how the listing is performing all appear in the same dashboard afterwards.

We surface your local short-term-rental rules during onboarding. Your job is the property; ours is staying within the lines.

Everything happens online, and the form takes a couple of minutes. We never ask for banking details or identity documents.

Tell us about your property — location, type, capacity, photos if you have them. We screen for fit before continuing; if your area or property type isn't supported yet we'll tell you up front.
Choose your package
Harbor, Beacon or Lighthouse — one flat fee for a 180-day advertising term, charged once. We confirm the details and set the account up with you. We never ask for bank details, government ID or tax forms: advertising a listing needs none of it, and BlueBeacon does not handle rental money.
We build your listing
A BlueBeacon representative puts the listing together with you — photographs, description, indicative rate and the time you want advertised. You approve it before it goes live, and you can have it changed whenever you like.
Go live + first offers
Listings activate the moment you approve. The public submits offers on your dates, and you accept or decline from your dashboard.
Payment is discussed after you accept an offer and the dates are agreed — directly between you and the guest, on terms you set. BlueBeacon is peer to peer: we introduce and advertise, we don't collect or hold the money.
What we ask of every listing.
- Working smoke detectors and CO detectors on every level.
- Fire extinguisher in or near the kitchen.
- Basic first-aid kit.
- Daylight, in-focus listing photos that represent the actual unit.
- Local short-term-rental permit if your jurisdiction requires one — we surface the rule during onboarding but the permit application itself is on you.
- Annual self-attestation that the safety items above are still in place.
